Services and design process

Client Experience

Lanehouse Studio is a design practice working across residential architecture, villa design, and boutique development projects.

Based in Bali and operating internationally, we guide projects from early concept through construction—balancing design clarity with the realities of building in diverse contexts.

Each project is approached as a structured, guided process. We guide clients through site conditions, local constraints, and construction realities—ensuring that design decisions remain aligned with budget, timeline, and buildability from the outset.

This is particularly important in regions like Bali, where climate, construction practices, and regulatory conditions require a more adaptive and informed approach. Our role is to bring clarity and continuity to that process, allowing projects to move forward with confidence.

Residential & Villa Design

We guide the creation of private villas across Bali that respond directly to their site, climate, and client. Our residential work ranges from single-bedroom owner-occupier homes to multi-bedroom luxury villas designed for high-yield rental markets in Canggu, Pererenan, Berawa, Seminyak, and Uluwatu.

Every villa we design is built around passive climate performance first. Deep overhangs, cross-ventilation, material thermal mass, and shading strategy are resolved at concept stage — not added as afterthoughts. In Bali's climate, a villa that performs well without constant mechanical cooling is a better long-term investment. It runs cheaper, ages better, and commands higher rental rates.

We don't create villas that perform on Instagram but fail in monsoon season. Facade screens, vernacular logic, courtyard planning, and site-responsive orientation are consistent across our prodcuts — not stylistic choices but technical ones.

Services: concept design and spatial planning · site analysis and solar orientation · floor plans, elevations, and sections · material palette and specification · coordination with licensed local architects · interior design direction · construction documentation with licensed engineers · contractor briefing and quality review.

Multifamily dwelling & Boutique Hotel Design

We create multi-unit residential developments and boutique hospitality environments across Bali, from 1700sqm mixed use developments to 8-unit hillside apartment complexes on small complex sites.

For developers, we focus on what makes a project perform: unit efficiency, shared amenity quality, operational logic, and a design identity that justifies occupancy rates. Bali's market rewards buildings that offer a genuine spatial experience — not just square meterage and a pool.

Services: masterplan and site organisation · unit typology and efficiency planning · shared amenity design (pool, lounge, coworking, wellness) · facade and identity design · interior design for rooms and common areas · construction documentation · regulatory coordination and PBG/SLF compliance support.

Interior Design Internationally

Our interior work is directed by Yichen Ke, who brings 15 years of experience across residential, retail, and hospitality environments with global brands and award-winning studios.

We work across material palettes, furniture specification, lighting strategy, and art direction. In Bali, this means navigating local craft and material supply chains — limestone, teak, rattan, natural stone, lime plaster — and using them precisely rather than generically.

For retail and commercial clients, we have designed environments for La Perla, Everlane, Vans, Skims, Selfridges, and Nike. That experience translates directly to hospitality interiors where guest experience is the product.

Services: interior concept direction · material and finish specification · bespoke furniture and joinery design · lighting strategy · supplier and artisan coordination in Bali · styling and art direction · FF&E specification.

Construction Management & Quality Control in Bali

Building in Bali as a foreign client carries real risk. Contractor relationships, material substitutions, regulatory compliance, and construction sequencing all require consistent on-site oversight. Without it, projects drift — timelines extend, costs increase, and quality erodes in ways that are expensive to fix after handover.

We provide structured construction management and quality control for projects in Bali, whether designed by Lane House Studio or brought to us mid-construction for oversight support.

Our civil engineer Deva Agung brings local construction experience — structural compliance, cost estimation, site supervision, and contractor coordination in Bahasa Indonesia and English. This combination of international design standards and local technical authority is difficult to find in a single practice in Bali.

Services: weekly site visits and progress reporting · structural compliance and quality control · contractor coordination and briefing · material verification and substitution management · cost estimation and budget tracking · PBG and SLF regulatory coordination · photographic documentation · handover inspection and snagging.
